The Victoria Real Estate Board has released their statistics for the month of October. The following is an excerpt from their press release.
A total of 573 properties were sold in the Victoria Real Estate Board region this October, 7.1 per cent fewer than the 617 properties sold in October 2025 but 23.8 per cent more than in September 2026. Sales of condominiums decreased by 15.1 per cent from October 2025, with 135 units sold. Sales of single family homes decreased by 13.4 per cent from October 2025, with 303 sold.
“In September, market data indicated that our region had shifted into a buyer’s market for the first time in years,” said Victoria Real Estate Board Chair Fergus Kyne. “We noted at the time that a single month does not establish a trend, and October’s balanced market results are a reminder that market conditions can shift materially from month to month. Much of 2026 has been characterized by relatively balanced conditions.”
There were 3,594 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of October 2026, a decrease of 5.7 per cent compared to September and a 5 per cent increase from the 3,423 active listings for sale at the end of October 2025.
This chart tracks the ratio of total residential sales over total active residential listings at month-end for each of the last 25 months.
The active listing count and the sales count can be viewed as indicators of housing supply and demand respectively. Observing the ratio between them can thus help indicate a "buyers' market", where there is sustained downward pressure on prices, and a "sellers' market", where there is sustained upward pressure on prices.
- below 17%, there is downward pressure on prices (buyers' market)
- above 28%, there is upward pressure on prices (sellers' market)
- in the 17-28% range, there is little pressure on prices either way (balanced market)
